Pellicano Builders - Quest & Eastwood Serviced Apartments, Woolloongabba

PROJECT: Pellicano Builders - Quest & Eastwood Serviced Apartments, Woolloongabba
VALUE OF JOB: 18 Million

SUBCONTRACT VALUE: $230 Thousand & $350 Thousand
BUILDER: Pellicano Builders
SCOPE OF WORK: Handrails, Balustrades & Screens

Quest Serviced Apartments Woolloongabba is a 9 level class 3 development consisting of 7O dual key apartments and 133 individual units, with ground level retail as well as 2 level underground basement.

AMA were engaged to complete two separate agreements with Pellicano. The first contract was for the handrails and balustrades to the external balconies for Eastwood Apartments. The second contract was for the balcony balustrades, handrails, condenser screens
and small miscellaneous screens/ features for Quest Apartments. The balustrades were powder coated aluminium rails and stanchions with glass infill panels. The stanchions were cored into the balcony concrete with cover plates. The screens were designed to cover the double stacked mechanical system located on the balconies. AMA assisted Pellicano with the design of the screens to ensure practicality and functionality of the system without detracting from the aesthetics of the tower externally.

Greg Granic Senior Project Manager at Pellicano Builders said, “We have successfully completed 2 projects now with AMA. Both projects were successful and the successes are attributed to the good work of the project team and the subcontractors, one of which being AMA. AMA are able to assist Pellicano with design requirements and the ability to achieve budgets by modifying designs to accommodate the project. The team at AMA are professional and courteous. Their manufacturing process is also very efficient and materials are supplied and installed within timeframes”.

Pellicano encountered some design issues with air conditioning condenser size in relation to the overall size of the balcony. AMA worked closely with Pellicano to overcome this design issue by incorporating the external screens and the balustrade. This ensured that the condensers were able to be installed successfully with no need to modify the mechanical system. It is this type of workmanship that Pellicano requires of its subcontractors as most Pellicano Head Contracts are Design and Construct. Pellicano prefer to deal with subcontractors that are able to assist with design. Project budgets are always challenging and AMA are always willing to assist in achieving them.

Greg Ganic said, “I am satisfied that the project has achieved all of its objectives currently as a development. The Developer / Client as well as the Franchisee are extremely impressed with the product.Pellicano would use AMA for future works.”
